COOPERATION TREATY LAND AND BUILDING SALES

This agreement is made on this day, _____, dated ______________, located at _______ ("Agreement"), by and between:
___________ (Name of seller), ________, acting for and on behalf of himself, holder of Identity Card No. ___________, Residing at _______________________, hereinafter called the "First Party".
And
____________ (Agency name), _________, acting for and on behalf of himself, holder of Identity Card No. ____________, Residing at _______________________, hereinafter called the "Second Party".
First Party and Second Party together hereinafter referred to as the "Parties". The Parties to this first explain the following matters:
1. Whereas, First Party is the owner of the land and building situated at _________________ (address land and buildings), covering an area of m2 ___ (________ square meters) with a Certificate of Ownership (SHM) No.: ___, On behalf of First Party.
2. Whereas, the Second Party has the expertise in sales, particularly sales of land and buildings, and therefore are willing to sell land and buildings owned by the First Party to the other party.
Based on the description and intent of the above, the Parties hereby agree to work together to sell the land and buildings owned by the First Party with the terms and conditions as follows:

Article 1
Form of Cooperation
(1) Both parties hereby agree to sell land and buildings owned by the First Party, located at ________________, with a Certificate of Ownership (SHM) No.: ___, On behalf of First Party ("Land and Buildings"), and First Party hereby agreed to grant to the Second Party to sell the land and building.
(2) On the sale of land and buildings are as prescribed in paragraph (1), the Second Party are entitled to a commission from the First Party of 5% (five percent) of the sales price ("Sales Commission").

Article 2
Scope of Cooperation
(1) All fees required by the Second Party in order to sell the land and buildings as referred to Article 1 paragraph (1) is the responsibility of the Second Party.
(2) All fees required in the context of buying and selling land and buildings, which include but are not limited to the manufacture of Deed of Sale and purchase (AJB), notary fees, and BPHTB Income Tax is the responsibility of the First Party as a seller.
(3) In addition to the sale of land and buildings are carried out by the Second Party, First Party is also entitled to conduct its own sale of land and buildings, or appoint anyone other than the Second Party to conduct the sale of Land and Buildings.
